Auction Terms & Conditions Terms of Payment: Immediately after the auction closes, the winning bidder will be required to enter into a purchase agreement. The purchase agreement will be emailed to the email address on file and the contract must be returned to the Auction Company.

Immediately following the conclusion of the auction the winning bidder will be required to pay their non-refundable 10% earnest money deposit. Failure to send the earnest money deposit within 24 hours will result in a default by the bidder. Earnest money will be held in escrow until closing by Hart Abstract.

The balance of the purchase price will be due at closing which will take place at Hart Abstract on 9/30/2021. Possession will be given at the time of closing.

The 2021 real estate taxes will be paid by the sellers. The 2022 real estate taxes and subsequent years will be the responsibility of the buyer. Title insurance in the full amount of the purchase price will be provided by the seller. Closing costs will be split between buyer & seller.
